The proposed space for the new Posh Store was a worn-down venue, holding a lot of stories and memories for an abundance of fans over many years. ck4 needed to ensure that this space’s history was honoured whilst carrying out the much needed works to make this a safe, exciting destination for all fans.

Objectives

The goal of this project was to deliver a complete refurbishment and modernisation of the facilities at Peterborough United Football Club, enhancing both the operational functionality and design aesthetics to create an engaging, user-friendly environment. The club aimed to improve its infrastructure to meet the evolving needs of fans, staff, and players while ensuring a modern, visually appealing space. The refurbishment was also expected to align with the club’s ambition to enhance their brand image and customer experience.

Scope of Works

The project scope was wide-ranging, involving a variety of internal and external works, including:

• Interior Fit-Outs: Extensive work was carried out to improve office spaces, changing rooms, and public areas. This included over boarding walls, installing new partitions, ceilings, flooring, and bespoke joinery.

• M&E Installations: A complete overhaul of Mechanical and Electrical systems was undertaken, including new lighting schemes, power points, data cabling, air conditioning, ventilation and an accessible WC with baby changing facilities.

• External Works: The building’s exterior received significant upgrades, including the installation of new doors, cladding, and exterior signage, with careful attention to design aesthetics to improve the overall street appeal.

Challenges

While the project was primarily aimed at enhancing the design and functionality of the spaces, several challenges arose throughout the refurbishment process:

1. Asbestos Removal: During the strip-out phase, asbestos was discovered in several areas. This required immediate and careful management, with a dedicated team deployed to ensure compliance with health and safety regulations. The removal of asbestos was carried out swiftly to avoid delays, without compromising on safety or quality.

2. Unexpected Discoveries: As the works progressed, more hidden issues were uncovered, including structural adjustments needed to accommodate new systems and layouts. Despite these setbacks, the project team worked tirelessly to ensure that the project stayed on track.

3. Tight Deadline: With the target of completing the refurbishment before Christmas, the project team faced significant time pressures. The aim was to ensure that the venue was ready for the holiday season and upcoming events. This required efficient scheduling, close coordination between teams, and fast-tracked installations without sacrificing quality.

Design Aesthetics

Design aesthetics were a key focus of the project. The goal was to create a contemporary and cohesive environment that reflected the Club’s modern image while maintaining functionality. Key highlights included:

• Modern Interior: The interior spaces were designed with clean lines, high-quality materials, and functional layouts. The use of bespoke joinery, custom storage solutions, and new flooring throughout contributed to a fresh, stylish atmosphere.

• Lighting: A bespoke lighting plan was created to enhance the spaces with an emphasis on energy efficiency and creating the right ambiance. Retail areas featured a combination of suspended track lighting, LED downlights, and ambient fixtures, while office areas benefited from a more subdued, practical lighting scheme.

• Exterior Upgrades: The external façade was updated with new cladding and signage, enhancing the club’s street appeal and creating a welcoming first impression for visitors. New aluminium doors, upgraded windows, and a sleek cladding system added to the modern look and feel of the venue.

Outcomes

The project was completed on time, with Peterborough United Football Club successfully opening their revamped facilities before Christmas. Key outcomes included:

• Functional Spaces: The newly refurbished areas improved operational efficiency and user experience, with enhanced office spaces, modernized changing rooms, and upgraded retail areas.

• Aesthetic Transformation: The aesthetic improvements created a bright, contemporary environment that elevated the club’s branding and offered a more engaging space for fans and staff.

• Compliance and Safety: Despite the challenges encountered, the project adhered to all safety and regulatory requirements, including asbestos removal and compliance with CDM regulations.

• Timely Completion: The refurbishment was completed on schedule, enabling the Club to open its doors in time for the holiday season, meeting both operational and strategic goals.

The refurbishment of Peterborough United Football Club was a success, overcoming challenges related to asbestos removal and unexpected structural issues, while adhering to a tight schedule. The finished space not only met the client’s functional needs but also delivered a stunning transformation that enhanced the club’s brand identity and provided a more enjoyable experience for all users.
