Objectives
The primary objective was to transform the outdated office into a contemporary and functional workspace that aligns with modern business needs. The first floor mezzanine was created to maximize floor space, provide extra storage, and also allowing for additional staff facilities.
Scope of Works
Structural Works: The project began with a complete strip-out of the existing building interior, followed by the installation of a new mezzanine first floor to accommodate expanded office areas. Structural enhancements included reinforcing supports, while all the time ensuring compliance with building regulations.
Builders Works: Builders undertook extensive modifications, including reconfiguring internal layouts, installing new partitions, and fitting out new office spaces on the mezzanine floor. This phase also included overboarding walls, installing new doors, and enhancing fire safety measures throughout the premises.
Mechanical and Electrical Installations: Mechanical services involved disconnecting old systems and installing new HVAC units for improved climate control. Electrical installations included designing and implementing a new distribution network, ensuring adequate power supply, and installing energy-efficient lighting systems. The building was subsequently fitted with Solar, and batteries, which work well with the modernised equipment installed at the time of the refit.
Waste Management: The project meant that we installed effective waste management practices on site for the duration of the project, with the use of designated skips for debris removal, ensuring a clean and safe working environment throughout construction, and allowing work to continue for the client, with minimum interruption.
Challenges
The project faced challenges related to the complexity of installing a new mezzanine floor while maintaining structural integrity, and adherence to safety regulations. Liaising with, and coordinating multiple contractors, ensuring seamless integration of new systems posed logistical challenges. Moreover, managing construction activities to minimise disruption to ongoing operations required meticulous planning and execution.
Outcomes
Upon completion, the office space was successfully transformed into a modern and efficient workplace environment. The installation of a new mezzanine first floor significantly expanded usable floor space, accommodating new office layouts and enhancing functionality. Structural enhancements provided increased stability and safety, while upgraded mechanical and electrical systems improved energy efficiency and comfort. The project’s adherence to regulatory standards ensured a safe and compliant working environment, contributing to overall operational excellence and satisfaction.

What the client said
We have worked with ck4 on a number of internal projects, and they continue to be our first choice. Our first venture with them was during Lockdown: we had to maintain social distancing within the workplace, and we made the decision to carry out a complete overhaul of our building, creating new and specific areas for staff, and dragging the building from the seventies, and into the 21st century.
We have since had 2 further large projects completed by ck4, all to the same exacting high standard that they themselves insist upon.
ck4’s team that attends site are each experts in their fields, they keep the client up to date on progress at all times, ensuring deadlines are met, and they are a friendly bunch – although some of the singing could do with a little more practise!
We also use them to design, manufacture and install ductwork to fit onto our air compressors to remove the waste heat from the plant room.
